Before a landlord can move a tenant into a rental the property should be subject to an EICR

  • The Electrical contractor carrying out the test should produce the EICR (report) within 28 days
  • The landlord should read and understand the report – asking for guidance if unsure. The observations that need remedial work to be carried out should be completed within 28 days of receiving the report (or sooner if the report requires it)
  • Once any remedial work has been completed, the report can be amended and issued to the landlord as a satisfactory report – this will be valid for a MAXIMUM of 5 years OR the next test will be due before any change of occupant

EVERY NEW TENANCY REQUIRES A NEW TEST, THE ONLY EXCEPTION TO THIS IS WHERE AN EXISTING TENANCY EXPIRES BUT ROLLS OVER INTO A PERIODIC TENANCY. A PERIODIC TENANCY MUST BE WRITTEN INTO THE ORIGNAL TENANCY THAT ON EXPIRY OF THE FIXED TERM TENANCY IT WILL BECOME A PERIODIC TENANCY – THIS WILL NOT BE CONSIDERED A NEW TENANCY

We offer an interim test as a re-check between tenancies, this is a 50% sample rate EICR and is only able to taken out with ourselves if we have previously conducted the full EICR. We offer the sample rate EICR at a reduced cost and we compare to previous findings, if the installation appears to have been altered or has deteriorated within the 50% checked, further investigative work will be required.

Which rented properties do the Electrical Safety Regulations apply to?

The regulations came into force on 1 June 2020, they apply to new tenancies from 1 July 2020 and existing tenancies from 1 April 2021. The relevant date for determining when the new requirements apply is the date on which the tenancy is granted. A new tenancy is one that was granted on or after 1 June 2020.
